We offer a custom cabinet maker, interior designer if you wish to use one, high end choices in granite and tile selections and installation along with many other resources to make your home the home you want it to be.  The choices for your home are yours.

This is a very general timeframe for construction. This is based on a square footage of 2700-3000 square feet. Nine to ten months is normally required for a custom home to be built at this square footage once plans are signed off on and you are ready to start moving dirt. This estimate is also dependent on weather and when construction is started. Winter months can slow the process down somewhat, but rarely completely stops construction.

Site - Design - Plans


1. Purchase of land  - 4 - 6 weeks for closing and all paper work to be complete once your decision has been made on which property to buy

2. Design and plan development  - 6 - 12 weeks depending on location of architect and complexity of the house. (This can take longer if the house is larger and if there are changes and assumes that you do not have plans ready to go)

3. Site location and placement of home - on-going in conjunction with plan development. We spend a lot of time working with our clients on location and actual placement of your home on your site. It is very important to look at entries, garage door placement and roof pitch and direction and how those things are going to be impacted by sunshine and snow.

Utilities - Preliminary Dirt Work - Permitting


4. Permitting and Preliminary Driveway / Site Work - Building permits require anywhere from 2 - 4 weeks to get through the approval process depending on the number of plans ahead of yours. Site work for the driveway and foundation excavation can begin while the permitting process in under way. Utility trenching can also be started at this time. Often times, subdivisions require approving of plans. This needs to be accomplished during or before this County approval process.

Construction


5. Concrete Forms / Pouring - 2 - 4 weeks. Forms for footers and stem walls/walls must be inspected. The Forms can be constructed and ready for inspection prior to the Building Permit being issued, but concrete cannot be poured until the stamped plans and Permit are on site.

6. Framing / Log Stack - 3 - 6 weeks. This is dependent on several things such as amount of house to be framed (basement walls, etc. and the amount of work to be done to logs - i.e. do they have to be cut to length on site or do they come ready to stack) This portion of construction also includes setting windows and getting the house ‘dried in’.

7. Roof Construction - 2 weeks for a regular framed roof  - up to 3+ weeks for a log-construction roof for setting the beams and purlins and applying sheeting material in preparation for the metal or shingles.

8. Interior Framing - 2 - 3 weeks depending on complexity of the project.

9. Interior Plumbing and Electrical Rough In - normally will run a total of about 4 weeks to get ready for inspections. These inspections must be complete and approved for the Framing Inspection by the County. This is the same time that any forced heat/ in-floor installation would be done.

10. Insulation and Sheet Rock Installation - 10 days to 2 weeks

11. Interior Trim - 2 - 4 weeks - once again this time frame is dependent on the kind of interior trim being used. Log work can take longer for decorative beams and posts, for example. Cabinets will be set at this point and any other built-ins in preparation for finishing.  Any exterior work required for finishing up stairs, railing, etc. can be completed while the interior projects are being ongoing, weather permitting.

12. Interior Seal and Paint - 3 - 5 weeks depending on the amount of wood to be sealed and lacquered. A full log home with a wood ceiling, walls, stairs and cabinets is quite likely to take up to 5 weeks to finish. A paint/trim package will not take quite as long if your house is not full log construction.

13. Tile / Granite / Marble Installation - 10 days - 3 weeks depending on the amounts of area to be covered and the types of material used.

14. Plumbing and Electrical Trim Out - 7 - 10 days for all to be complete including light fixtures, phone, security, sound equipment, TV and computer wiring and setting of all plumbing fixtures including toilets, sinks, tubs, showers, faucets not previously installed.
